Located on Hayes Road in Rosebery of South Sydney, the Hayesbery is a mixed-use estate and Goodman’s new Australian headquarters, housed in a former dye works, felt mill and hat factory. Goodman again demonstrated their focus on innovation and sustainability through this one-of-a-kind working environment by transforming the four old-style industrial buildings into a modern sustainable workspace.

Their approach was to touch lightly, minimise waste and reduce their carbon footprint by reusing where possible, creating a modern, sustainable workspace that captures the nostalgic heritage of the buildings. The Kobe Track Lights are utilised throughout the space to produce focused pools of lights on functional surfaces like meeting tables, workspaces, and interior features.

The site’s industrial heritage was celebrated through the use of materials – timber, metal and brick, with the design expertise of Woods Bagot. Refined finishes included woven metalwork, hand-stitched leather details and solid timber joinery that paid tribute to the original craftsmanship of the building’s history as a hat manufacturer. Instead of its typical ceiling application, the Kobe Spotlights are surface mounted on the wall. With its sleek and minimal design, the Kobe add an elegant touch to the office interior and locker space to highlight objects and surfaces, delivering an aesthetically coherent and practical lighting solution.

For the outdoor space, the Compass Inground Uplights provides upward luminance throws that create an elegant contrast between the dark and light.

The Hayesbery is a flexible working environment that optimises collaboration, creativity, wellness. It is the perfect portrayal of Goodman’s pride and commitment to sustainable design and future-proof adaptability.
